SAFETY and HOUSE RULES

This property is not appropriate nor recommended for unsupervised toddlers or children. There are child proof cabinet locks under the kitchen sink provided for your use, but outlets are not child proof and most importantly there is immediate access to water dangers throughout the property. PLEASE make sure your children are supervised by an adult at all times. 

• You may use the entire property with the EXCEPTION OF the owners closet in the main bedroom and the small pool building out back. These spaces are private and are locked.
• For your safety and security there are high resolution, motion and sound activated color video cameras mounted on the exterior of the home. In the event of any criminal or inappropriate behavior the owner will be immediately notified.
• If needed there is a First-Aide kit located on the counter in the laundry.
• A fire extinguisher is on the floor of the pantry closet.

As ordered by the Hernando County Department of Public Safety and enforced by the Hernando County Sheriff’s Department the Maximum occupancy for this property is 10 people. This limit includes adults, children and guests. If a violation is reported the entire party will be immediately evicted from the property without additional notice or warning.  

• Check yourself in using the Schlage digital smart lock per the instructions in your "Welcome Letter".

• Cell access can be challenging here so in addition to the included Wi-Fi you will also find a land line phone on the table just inside the main bed room. Your welcome letter will provide you with this phone number, as well as the the WiFi login information.

• Please be considerate of the next guest. 
• Shoes off inside the house please. 
• We are pet friendly (up to a maximum of two dogs). An additional $200 pet fee will be accessed at registration. This includes day visitors. If a renter has a day guest that brings a dog the $200 pet see must be paid. This is to cover the cost to clean and sanitize the property before arrival of the next guest.   If you have a pet please use the furniture covers provided for the sofas in the living room and front bed room. No dog size limit, but please no Pit Bull's, Cane Corso's or Rottweiler's. We have a large property, but it is not fenced so you will need to have your dog/s leashed when outdoors. You are expected to clean up after your dog/s.
• There is local dog visiting/watching services available, so your dog need never be left alone in the home (please click on "Places of Interest" tab for contact information).
• No parties, events or large gatherings. 
• No loud noise/music after 10pm. Remember, sound carries around water. Please be considerate of your neighbors.
• No subletting. 
• There are various fruit trees around the property. Please do NOT pick the fruit.
• No eating in bedrooms. 
• Person booking must be present during the entire stay. 
• Maximum guests are 10 people unless previous arrangements have been made. There is a $35/ night fee per person above 10 people.  
• We provide the use of our 6 kayaks, paddles and life vests at no additional charge. Use of kayaks are at your own risk. Owner is not responsible.
• After using kayaks please return them, UPSIDEDOWN, to their storage racks.
• The entire Weeki Wachee river and canal system is NO WAKE and no alcohol. Please help to protect our Manatees.  
• Its your responsibility to know Florida water safety rules and regulations before accessing the Weeki Wachee River system. You may bring one boat with prior approval of the owner. We urge you to have your kids wear their life vests. If they’re 6 years or under it is required. When using kayaks you must have one life vest per person. There is a current in the canals & river that varies so be observant & cautious. 
• We provide our guests with a startup amount of amenities. In some cases toilet paper, paper towels, laundry pods, trash bags, dish soap etc. may run out during a guest stay. Guests are responsible for purchasing additional amenities at their own expense. It is not the responsibility of the host.
• Please plan to use paper or plastic dishes and cups around the pool and firepit areas. 
• Please do not dispose of anything in the toilets aside from normal amounts of toilet paper and body waste.  
• Please wipe up all spills and excess water promptly. Notify us immediately if there is a leak. 
• The entire property is available for your use during your stay with the exception of the owners closet in the main bedroom and the small pool building out back. These spaces are private and are kept locked. 
• We have a pest control company that takes care of the property and the house. Please note, we live in Florida and this is a constant battle. We appreciate your understanding & assistance in not taking food into the bedrooms.  
• No more than 10 people (kids, adults visitors ) max at all times during your stay unless prior arrangements have been made with the owner directly. All guests/visitors must be disclosed & cleared with the host upon the initial booking. Additional fees apply for extra guest if not cleared with the host prior to booking. This includes day or night visitors who do not intend to stay the night. Depending on the circumstances, guests will be asked to leave the property with no refund if they are not following the 10 maximum occupancy rule or having open communication with the host. Only registered guests & their approved visitors may utilize the property.  All guests must be at least 21 years of age or older to stay without a parent. 
• Early check-in, late check-out may be an option depending on availability and at host discretion with preapproval for an additional fee of $35/hour. Unauthorized late check out will result in an additional minimum $100.00 late fee. 
• Strict noise ordinance is enforced in Weeki Wachee Gardens:  Quiet time is 10 PM – 7 AM  If you are loud after those times the sheriff will be called and you will be asked to leave with no refund. 
• No fireworks are permitted on the property. 
• We cannot be held responsible for power outages out of our control or inclement weather. 
• Guests must clean up after themselves outside in the cooking area. If you decide to use the grill you must clean the grill and scrape the grill top with scraper and spatula provided & dispose of the grease. Clean and dispose of all contents and PLEASE MAKE SURE ALL GRILL BURNERS ARE COMPLETELY TURNED OFF. An additional $50 cleaning fee will be incurred if the guests grilling components are not cleaned prior to guests departure. 
• Please do not burn plastic or trash in the fire pit. Before departure empty all unburned material from fire pit and place in blue trash can.
• Take large blue trash can out to curb on Monday & Thursday evenings as trash pick up is early the next morning. Place all trash from the home into the outdoor trash can and close the lid. This is Florida, we have raccoons, possums, etc. we don’t want to feed them or encourage them to visit. After collection please return the can to its location by the fence.  

Morning of Departure:   

• Place all sheets and towels in laundry room on floor.  
• Place all trash outside in blue trash can. 
• Clean, dry and put away all dishes, flatware and cookware.
